Oceanfront real estate has always commanded a premium in Cabo, and there is a very simple reason for that: we can continue building homes, resorts, golf courses, restaurants, and communities, but we cannot create more coastline.

That scarcity has made true oceanfront property one of the most sought-after segments of the Los Cabos real estate market.

But after years of selling luxury real estate here, I would never tell a client that something is a good investment simply because it sits on the ocean.

There is much more to it than that.

The Scarcity of Oceanfront Real Estate in Los Cabos

Cabo has changed enormously over the years.

We have watched new luxury communities emerge from Cabo San Lucas through the Tourist Corridor, San José del Cabo, and increasingly into the East Cape. The definition of luxury has changed along with the market.

What has not changed is the amount of coastline.

There is a finite amount of well-located, high-quality oceanfront property, and an even smaller amount inside established communities with the amenities today’s luxury buyers expect.

That distinction matters.

An oceanfront home in a proven community with good infrastructure, strong management, privacy, beach access, restaurants, golf, wellness, or other desirable amenities is a very different asset from an isolated property that happens to touch the water.

Oceanfront Is More Than a View

Years ago, the Cabo luxury conversation was heavily centered around ocean views.

Today, buyers expect considerably more.

They want the view, but they also want the experience that comes with the property.

They are looking at beach access, golf, restaurants, fitness, wellness, security, concierge services, boating, surfing, fishing, and the ability to enjoy Cabo without having to leave their community every time they want to do something.

That has changed how I look at value in this market.

The best oceanfront properties are not necessarily the ones with the biggest house or even the most dramatic view. They are often the properties that combine an irreplaceable location with a lifestyle people genuinely want.

And that demand can matter when it is eventually time to sell.

Oceanfront Property and Vacation Rental Demand

There is also an obvious rental component.

People coming to Cabo on vacation want to be near the ocean. At the luxury end of the market, many specifically want to be on it.

That can give the right oceanfront property an advantage in the vacation rental market.

But again, I would never buy based on a projected rental number alone.

You have to understand the community’s rental restrictions, HOA expenses, management costs, maintenance, seasonality, property condition, and the actual rental history of comparable properties.

A spreadsheet prepared to sell you a property and the property’s real-world performance are two very different things.

The Costs Buyers Need to Consider

Oceanfront ownership also comes with realities that buyers should understand before purchasing.

Salt air is hard on everything.

Exterior finishes, windows, doors, mechanical systems, outdoor furniture, electronics, and metal components generally require more attention near the ocean. Depending on the property, insurance and storm exposure also need to be carefully evaluated.

Those costs do not make oceanfront a bad investment.

They simply need to be part of the investment decision.

I would rather have a client understand every expense before buying than discover it after closing.

Not All Oceanfront Property in Cabo Is Equal

This is probably the most important point.

Oceanfront is a location. It is not an investment strategy.

You can overpay for oceanfront real estate just as easily as you can overpay for anything else.

I have always considered myself a value guy. Whether I am representing someone buying or selling, I want to understand what the property is actually worth and why.

For an oceanfront property, I am looking at the community, comparable sales, replacement cost, rental potential, construction quality, exposure, amenities, privacy, future development around the property, carrying costs, and ultimately the price.

Sometimes the right answer is to buy.

Sometimes the right answer is to negotiate.

And sometimes the best advice I can give a client is to walk away.

That is the difference between selling somebody a property and advising them on a real estate investment.

So, Is Oceanfront Real Estate in Cabo a Good Investment?

The right property absolutely can be.

You are buying something inherently limited, in a destination with international demand, while also owning an asset that you and your family can actually enjoy.

That combination is difficult to replicate.

But the words “oceanfront in Cabo” alone are not enough for me.

The property still has to make sense.

After years of walking these communities, selling luxury homes, and watching Cabo evolve, I have learned that some of the best opportunities are obvious only when you understand the market at a very local level.
