One of the most common questions I get from buyers is:
“Should I use my Cabo property as an Airbnb, or should I rent it long-term?”
The truth is that there isn’t a universal answer. The best strategy depends on your goals as an investor, how involved you want to be, and the type of property you own.
Short-term vacation rentals can generate impressive returns in Los Cabos, especially during the busiest months of the year.
Properties located near the beach, downtown Cabo San Lucas, the marina, or within resort communities often command premium nightly rates during high season.
The upside is obvious: higher earning potential.
The tradeoff is that short-term rentals require more active management. Guests are constantly checking in and out, the property needs to be cleaned frequently, and occupancy can fluctuate throughout the year.
Long-term rentals offer something many investors value just as much as higher revenue: consistency.
With a qualified tenant in place, you’ll generally enjoy predictable monthly income, lower operating expenses, and significantly less management.
Many long-term tenants pay their own utilities, there are fewer turnovers, and maintenance costs tend to be lower over time.
For investors looking for a more passive approach, long-term rentals can be an excellent option.
Many buyers focus only on rental income, but expenses matter just as much.
Short-term rentals typically require:
Long-term rentals often eliminate many of these costs, which means a larger percentage of the rental income may become profit.
This is a major factor that is often overlooked.
If you plan to spend several weeks each year in Cabo, a short-term rental strategy gives you flexibility to block personal dates on the calendar.
With a long-term lease, personal use becomes much more limited.
I always start by looking at three things:
Some properties are ideal vacation rentals and can generate excellent seasonal returns. Others perform better as stable long-term rentals with fewer operational demands.
The most important thing is running realistic numbers before purchasing and understanding how the property will perform under both scenarios.
Both Airbnb and long-term rentals can be successful investment strategies in Los Cabos.
Short-term rentals typically offer higher income potential but require more management and carry more seasonal risk.
Long-term rentals generally provide greater stability, lower operating costs, and a more passive ownership experience.
If you’re considering purchasing an investment property in Los Cabos, I’d be happy to help you evaluate both options and determine which strategy aligns best with your goals before you buy.
